Most builders offer buyers a one year warranty, and promise to correct items that become defective during the first year of ownership.
When your house is brand new, it is loaded with materials that typically contain high moisture content. During the first year, as you take the house through complete heating and cooling seasons, a lot of the moisture is drawn out, and you may start seeing cracks in materials, gaps where trim meets the walls, or more.
We check every part of the house again, from top to bottom, inside and out, and document anything we find that we recommend be addressed by the builder. And we do it in a way that builder’s like, because we remove the emotion from describing the condition and deal with the facts.
Be sure to carefully read your warranty and understand how it works. Some 12 month warranties now require you to notify the builder after 10 months of anything you want fixed in the first year. Others have different time requirements.
